Why We Love It
1. The Feeling. This one of those homes that gives you "that feeling". You know what we're talking about... you step inside and it just feels right. You want to sit next that fireplace and watch a snowfall, you want to put a roast in the oven and smell it simmering all day, you want to sit on the screened-in porch and hope the sounds of the little league games at Windsor Park drift your way. If all of those ideas seem a little old fashioned... it's because they are. This home feels like it's still living in slower days of the past... and in today's hectic world, that's exactly what a lot of us are looking for.
2. Kitchen & Bath. Even though you were probably attracted to this house because it has the character and charm of a home built in 1941, you can admit that you were relieved to see the kitchen and bathrooms had a modern update to them. Those are the two rooms that usually the hardest and most expensive to update... and they're already done for you. The kitchen has very nice 42" cabinets (lots of them too) and both bathrooms have showers that should be easy to get in and out of.
3. Location. Just steps from Windsor Park and Grove City's Historic Town Center, you'll find plenty to do without having to get into your car. You can take in a few games of baseball or volunteer your time at the Evan's Senior Center located 3 blocks to the south or spend the evening taking in the Town Center's growing list of entertainment options 2 blocks to the north. Do some shopping at Country Hearth Primitives or Zassy's Treasures and Design. Feed your sweet tooth at Capital City Cakes or the Lollipop Stop. Have a drink at Hop Yard 62, Plum Run Winery, or the soon to open Grove City Brewing Company (have a couple... you're not driving after all). If you have pizza on the brain, we have you covered with Plank's, Zamarelli's, Tammy's, and Grandstand all withing walking distance. And with the new library and lumberyard development underway... your options will only grow.
What You Need To Know
We felt it was entirely fitting that you could catch a glimpse of Grove City's iconic baseball water tower in the background of this home's main image because, if you grew up in Grove City, there's a good chance you or someone you know were taught the game of baseball by our Seller. This is "Coach's House". You may choose to make some cosmetic updates to suit your more modern tastes but you're going to love the feel of this home.
It's a Cape Cod style home that has a two story addition in the rear (carried all the way down into the basement) and a 2 car tandem style garage. Its dormers add interest to the roof line while the front porch and door look like something straight out of a magazine.
The entry has a great nook for a bench or desk and opens to a living room that subtly tells you its history with its perfectly unperfect hardwood floors. The gas fireplace is still functional and the details of its wood mantle are carried up to the room's crown molding.
Exiting this room, you have 2 bedrooms and an updated bathroom to your right, steps to the 2nd floor to your left, and the kitchen and dining room straight ahead.
As we mentioned above, the kitchen did receive a modern update and they weren't shy about adding cabinet space. Whatever wonderful meal you cook up in here can be enjoyed in the adjoining dining room located in the home's addition. Windows surround your table and a door leads you to the fully screened-in porch. In today's age of fewer dining room meals and more media consumption, this room could easily be transition into a family room or den.
Upstairs is full of nooks, crannies, and even more space. Here you'll find another bedroom, another bathroom, a huge closet, and great areas to sit and read a book.
The full basement has another working fireplace, plenty of space for a rec room or another living zone, and still has an area for a workshop and storage. It's an impressive basement for a home of this era.
Your tandem garage has enough room for two cars and you can choose to pull in from the front driveway or the rear alley access.
Being in the heart of Grove City, it's not often you find so much room between yourself and your neighbors but that's what you get here. So sit awhile and enjoy your new coy pond because as we discussed earlier... life might move a little slower for you here.
