Why We Love It

1. Covered Patio. It may seem strange to lead with a feature like this... but you haven't seen this space yet. Is this an indoor space or an outdoor space? Is it a patio or a breezeway? Honestly, I don't know... but what I do know is that it's awesome. We love unique spaces and this has unique in spades. Hit the yard sales or buy your patio furniture in bulk because it's a large area and you don't want your friends fighting over seats while you spend your evenings out here. You can even bring a TV out and make it an outdoor living room for yourself. Once the trees and plants fill in, you'll be amazed at how secluded it can be on Kingston Ave.

2. Character and Location. Hardwood floors (of different variety), closets tucked into nooks and crannies, paneled doors, and a "feeling" of a home with some history... that's what we love here. If you're looking for a home that is different than any of your friends' homes... this is for you. If you're looking for a home that let's you feel connected to the growing energy associated with the Grove City Town Center... this is for you. Or if you just want something really cool... this is for you.

3. Bedrooms. If you have an actual need for 4 bedrooms or 3 bedrooms and an office, you know how hard it is to find a decent home at a decent price. Thanks to a wise addition to the back of this home some years ago, this home offers you that needed space. Each of the rooms has its own touch of character to it you'll be amazed at the closet space for a home of this era.

What You Need To Know

This charming home was built around 1930 and has been restored, renovated, and added onto over the years; with the original home almost doubled in size now.

You enter into a living room that just received a fresh coat of paint. It's a rather large room and is well lit thanks to the many updated windows. The hardwood floors of the original floor plan are still here and are still in remarkable condition. They look great set against the more modern scheme of grey walls and white trim... the best of both worlds.

The living room also has access to both the kitchen and dining room.

We'll start with the dining room so you can see the versatility in this home. This room is large enough to fit most dining tables and a hutch... but if those formal furniture items aren't high on your list, this could be a wonderful family room, den, or playroom. The half bath is located in a corner of this area and you still have access to both kitchen and living room from here. This room has much flexibility.

The adjacent kitchen isn't the largest but it's definitely an efficient cooking space and still has room for your kitchen table. If you don't utilize a kitchen eating space, it would be the perfect place to add extra cabinets for storage.

Beyond the kitchen is the back door as well as the entrance to the basement. Just outside the backdoor is my favorite space of the home... the covered and enclosed patio. It's a space large enough for multiple sets of patio furniture and it feels like you're in your own little world back here. A door leading to the garage keeps your dry when it rains or snows and two doors also lead to the separate sides of your backyard. If you have a dog, you'll appreciate not having to dodge landmines while playing cornhole.

Back inside and upstairs, a center hall connects all of the 4 bedrooms as well as the full bathroom. Some rooms have carpet and some have hardwood, some rooms have drywall ceilings and some have an acoustic tile ceiling. But what they all share in common is character.

Down in the basement is where you can visualize the true history of this home; notice the different blocks used for the original foundation and from the addition. The laundry room area is located in the "new" portion down here.

When friends come over to hang out (and with that covered patio room out back... I promise they'll come over to hang out), you'll have plenty of place for them to park. There is on-street parking, a driveway off the front of the house, and a driveway off the alley that leads to the 2 car garage.

If you and your friends are looking for a little entertainment, you're just a short walk away from the growing list of options in the Grove City Town Center and a small park or the expansive Windsor Park are around the corner too.
