Why We Love It
1. 10+ Acres. This location is the perfect blend of wooded area, lush green grass, and even space for livestock. The house, hidden among the trees, is situated on just over 10 acres and is secluded enough that you cannot see the it from the street. The kid in you will have lots of space to create hiking trails, play hide and seek in the woods, and splash in the creek that runs through it. Then towards the back of your land is a fenced pasture, a barn, chicken coop, and ½ acre pond. The pond is stocked and has dock you can fish off of or drop in a paddle boat. The Sellers kids even grew up swimming in it! If you're a aficionado of fresh eggs, you have plenty of space for your farm animals! All this, located just 5 minutes from Interstate 70, and about 20 minutes from Columbus. But you can leave that hustle and bustle of the world behind every time you pull up to your hidden home.
2. Custom Built. This home was built to last. The owner himself had extensive knowledge in construction and he didn’t cut corners anywhere; he wanted the best when it came to his house. Some of the structural upgrades include: all brick exterior, 2x6 framing, 20” of insulation in the attic, 1” copper water lines for both hot and cold water, well lines for hose bibs and to the barn and garden, 2 hot water tanks (natural gas and electric), the concrete driveway is 6" thick with ODOT concrete (twice as strong as regular concrete), gravel driveway from the house all the way to the barn and field, solid wood floors are 2” inches thick, all tile has Dura-Rock underneath, basement walls and drywall ceilings are insulated for sound (except in boiler room), basement walls have metal stud framing and ⅝” drywall, and whole house iron filter for the well which cost about $2,500.
3. Wildlife. One of the Seller's favorite things about the house, is all the wildlife that comes with the land. They've counted at least 35 different species of birds that visit the feeders and the watch the does, bucks, and baby fawns call these woods home. The screened in porch is the perfect place to watch all of this happen! The pond is stocked with fish, including large bass, and the Sellers love being able to raise their own livestock.
What You Need To Know
As you pull up a winding concrete driveway that has been paved through the woods, you will love how the solid brick home is tucked away among the mature trees. The concrete transitions to brick paver as you approach the manicured landscape around the front porch.

When you enter to the home, take notice the small but important details such as solid wood floors, trim around the windows and doorways, six panel doors, and cabinets. The entryway is very durable and easy to clean with ceramic tile.
To your left is the first sitting area. This space is cozy and is centered around a double window that allows you to look out to the front. The crown molding adds an elegant element to the room. To your right is the formal dining room, perfect for your elegant or large dinner parties. The bay windows allow an abundance of natural light flow through the room.
Spacious and functional, this kitchen will most likely serve a your command hub of the house. You will love the granite counter tops with coordinating stone back splash, stainless steel appliances & sink, solid wood cabinets, and recessed lighting. The kitchen is centered around a large island that includes a cook top, more cabinets, and lots of room for seating; this way someone can keep you company while you cook. - Strike that, you can keep them company while they cook ;) - The double oven will come in handy for those special meals and another small detail I love is the space for a cookbook. This will make following recipes a breeze!
A large area for your everyday table flows nicely from the kitchen. Full-glass doors and windows opens this space to the deck and overlooks the beautiful backyard. Get to the dinner table early to secure your seat facing this natural backdrop.
The family room will most likely be the place that you will relax on the couch (our Sellers find this room so relaxing that they made sure they didn't put a TV in here). My favorite part of this room is the ceiling. The Douglas fir wood beams and ceiling planks, accented with lighting add so much character, charm, and warmth to this room and are a great contrast to the light wood of the Hickory floors in the room. Come winter, the fireplace will be the perfect place to snuggle up with some hot chocolate and a book. Bay windows allow beams of sun to peek through the trees into the front of room and double doors lead you to the screened in porch at the back.
This porch adds a great element to the home and it's the perfect spot to sit with guest while they quietly envy your peaceful backyard. From here, you are led to a large deck that steps down to the pergola covered patio and koi pond. This little spot is probably my favorite space of the entire home and 10+ acres. This spot isn't just a patio, it's a destination.
The first floor also includes the laundry mudroom and full bath.
Upstairs, the owner's suite is located on its own side of the home. The yellow pine wood floors were re-purposed from an older building and were inspired by the natural elements of the outdoors. The space is large enough to create a sitting area around the windows that overlook the backyard. It is hard telling what you will see, baby deer, ton of species of birds or just open the windows and listen to the sounds of nature! This can be your own little private paradise!
Your private bathroom is expansive. The jetted tub is tucked away in its own area that feels like a spa setting. On your way home, pick up your favorite bottle of wine, some fragrant candles, and relax in a bubble bath! This area also features ceramic tile, a large separate shower, and dual vanities.
Typically it is just the master suite that has custom creatures, but the 2nd bedroom has surprises as well. The built-in shelves are both functional and decorative but the best part of the room is the hidden bonus room! If the door is shut, you would think it is another closet, but behind that door is a hall that leads to a huge finished bonus room, complete with storage closets. In all actuality, it could be used as an extra bedroom,a playroom, a den, or even a theater room! Whatever you choose, I know you will love having the extra space.
On the 2nd floor, you will also find a third bedroom and another full bathroom.
The finished basement has 4th bedroom with closet and 3' window as well as the home's 4th full bathroom. There are two other finished rooms down here that can be used as rec areas.
You still have two other spaces to serve as storage and to house your utilities.
The utility bills are approximately:
Gas $50 in summer and $100-$150 for winter,
Electric - $135-$175
Water - no water bill
Trash - $63 every 3 months, with includes 90 gallon trash can rental
