Why We Love It
1. Meadow Grove. This is a neighborhood that was begun in the 80's and is still being built out by Rockford Homes today. I've always loved how you can buy every home of the common cycle without ever having to leave your neighborhood. You can buy your "starter home" in the mid $100s up front, purchase your "move up home" in the mid $200s in the center, and build your "dream home" for well into the $400s in the back. And with the addition of a new hospital to the area and the continued growth of 665, more and more convenience will be located just moments away.
2. Four Bedrooms. For some Buyers, four bedrooms are an absolute necessity. For some, it's just an added convenience that they won't do without. Either way, we've never found anyone that was upset about having too many bedrooms so these homes tend to be in high demand. We're helping fulfill that demand today and it's coming to you at a comparatively great price [see the next bullet point].
3. Price. We talked about the huge price range of homes in this neighborhood but this list price actually hits a sweet spot because there is usually a gap from $180k - $220k. Only a few homes tend to pop up in this very popular range when many more appear above and below it. Here we sit at just $199,900 with 4 bedrooms, a 2 car garage, new kitchen counters, hardwood, and a fenced yard. This home is going to be a very smart buy for one lucky homeowner.
What You Need To Know
This is a 2-story home with a brick and vinyl exterior with four bedrooms that's listed at a great price. If we're being honest, that's probably all you need to know before deciding to schedule your showing. I'll tell you a little more while we wait for your showing confirmation though.
As you pull up, your first impression will be that of a quality, well kept home; concrete driveway, brick facade, and tidy lawn. Our Sellers are the original owners of the home and we've found over the years that most one-owner homes are just like this one... someone took pride in their upkeep. As a matter of fact, if you notice that most of the neighbors on this street give off a similar vibe, it's because many of them have been here just as long. As a matter of fact, there are more homes with original owners on this street than non-original. That says something about the neighborhood.
First Floor: Stepping into the home, you see a carpeted formal living room and dining room to your left and engineered hardwood floors leading to the family room on the right or the kitchen towards the back.
The living room is a rather generous size and it's open to the dining space. We often see these areas transitioned into playrooms, offices, or something else as fewer of today's homeowners utilize them as formal areas. You definitely have the option to go either way here.
We can enter the kitchen from the dining room or from the central hall (where the half bath is found). After many, many years of "talking about it" [sorry Mr. Seller ;-) ], brand new Corian counter tops and a tile back splash have been installed here. The grey and black speckled finish tie in well with black appliances that include a gas range. Turn it on, it's hot. Turn it off, it's not. That's cooking with fire.
Your eat-in are of the kitchen is actually pretty large. A lot of floor plans tend to cram this space in but you'll have plenty of room while sitting at your table here. There is a sliding glass door to the patio here, as well as the back entrance to your family room.
This is a very comfortable family room and it is anchored around the fireplace that just received a new tile surround to give it an updated look. You can mount your TV on the wall opposite the fireplace, like or Sellers, or hang it above the mantle. This room is flexible to set up either way.
Second Floor: Upstairs is where you'll find all 4 bedrooms and both full bathrooms. For those of you like me, you'll appreciate that all of the rooms have ceiling fans [because even in the winter...].
Your owner's suite is large enough for multiple pieces of furniture, dual closets, and your own private bathroom.
Basement: Your partial basement has an easily accessible crawl space so you can use the rest of this level for your workout equipment, finish it for another living space, or just create an oval around the center staircase for an awesome Hot Wheels race track.
Backyard: A concrete patio awaits you outside the sliding glass door of the kitchen. A mild winter and a fenced-in yard for the dogs have it a little muddy at the moment but it's a great place to sit in the summer as you are surrounded by mature trees.
