Why We Love It

1. Character. Built in 1948, this home has those small details that so many of us love. Details like: the circular window with grid insert, the arched entry nook, French doors with built-in shelving on the sides, the curved ends of the kitchen cabinets, and the cape cod ceilings and built-in storage in the upstairs bedrooms. Those are the little things that make you wonder why we stopped building houses like this.

2. Walkability. Living in central Ohio, having a car to get around is pretty much a necessity. But if you've been lucky enough to live in a pocket that has local attractions within walking distance, you know how nice it is to be able to take a quick walk to grab a bite to eat, weekend cocktail, or attend a community event. With things like the Grove City Town Center, Windsor Park, and (my daughters' favorite) Mona's Eats and Treats just a couple of blocks in either direction, you'll find yourself leaving the car in the garage more often.

3. Living Rooms. You read that right... that's the plural version of living room. The home's original living room was basically doubled in size when the room next to it was added. The spaces are divided/connected by a set of window-paned French doors, keeping them visually connected even when they're closed. I also love that the second space has windows on all three exterior walls, bringing in tons of natural light.

What You Need To Know

Located just a couple of blocks from the heart of the Grove City Town Center, this cape cod has the location and style we know many people are waiting for. The home sits back off the street and the attached two car garage has a private driveway accessed from the alley behind the home so you don't have to back out into oncoming traffic on Kingston.

First Floor: Stepping in through the front door you find yourself in a small entry nook so you can kick off your wet shoes and hang your coat.

The entry gives way to the living room. This is a nice sized room (roughly 11' x 17') that feels even larger thanks to the glass doors that lead to the second living space adjacent. This second space features plenty of windows, that like the rest of the home's windows, have been updated. There is also a door leading to the backyard here.

The kitchen is located on the other side of the home with distinct cooking side and a distinct dining side. The space for your table has a large picture window looking out to the front yard. Laminate flooring was just installed in the kitchen and carried out to the hallway.

If you're looking for a first-floor bedroom, there is one located towards the back of the home. If you prefer to sleep upstairs, this room would make a great office.

Across the hall from the bedroom is the home's full bathroom. Both of these rooms, like much of the home, has a fresh coat of paint on the walls.

Second Floor: Upstairs is where you'll find the other two bedrooms. Both rooms show off the cap cod style with the trademarked angled walls and ceilings.

The front room is highlighted by a cool little built-in dresser. The back room has a dresser/desk along the back wall giving you another option for a home office.

Exterior: To get to the garage, you pass through the first-floor laundry and furnace room. You'll be able to park in the garage or outside in your private driveway.

When the weather warms up, you can spend some time outdoors because the backyard gives you enough space to play.
