Briarwood, Grove City, OH 43123 -- SOLD

$275,000 | 4 Bed | 3½ Bath | 2,568 SqFt

Why We Love It

1. Custom Built. Too often, deciding to move into a neighborhood means having to choose from a small number of floor plan options. Those small differences are what can take a house and turn it into a home. This Gibboney-built home has those subtle tweaks for you. A wide staircase when you enter the home, a bay window nook that is built into the foundation and carried up two stories, a side load garage, tons of kitchen storage and slide out shelves in the pantry, and bathrooms attached to every bedroom... including a steam shower in your owner's suite.

2. The Setting. Situated at the end of a street, in the back of the neighborhood, at the junction of a stream and a field, surrounded by mature trees... you can sit in your backyard and not even be able to see any of your neighbors' houses. You get the benefits of a neighborhood and the luxury of seclusion. The huge patio is a great place for cookouts and your guests can end the night around your fire pit as you watch deer and fox dart in and out of the trees.

3. The Entertaining Space. If you enjoy playing the host, you'll love this family room and kitchen combo. The family room is larger than most and can handle plenty of furniture, the kitchen has a large island for guests to gather around, updated flooring and countertops, the kitchen table is situated in the bay window nook which pulls it out of the traffic pattern, and there are great views of that setting out back from all angles.

What You Need To Know

This Briarwood 2-story home has 2,568 square feet, a full basement, 2-car garage, and was built in 1992. With 4 bedrooms, 3½ bathrooms, and a large patio, there is room for everyone.

First Floor: The front door opens to a 2-story foyer with an open staircase and hardwood floors. Vaulted ceilings draw your eye up to a huge picture window that keeps the home full of light thanks to its southern exposure.

To the left of the foyer you'll find the formal side of the home. The living room and dining room are open to each other with no physical barriers between them. That makes it easier if you need to extend your dining room table to accommodate a large dinner party or in case you want to remove the table entirely to create one big playroom.

The hallway to the right of the foyer leads past the private office with built-in shelving, the powder room, and the mud room. Our Sellers decided to move their washer and dryer to the basement but left all of the plumbings and hookup intact so you can do laundry in either location.

At the end of the hall, you come to the family room and kitchen. We highlighted these spaces a bit above but should also point out: the fireplace will add a warm ambiance in the coming winter months, full glass doors spill out onto the patio, the kitchen island has a built-in cooktop, stainless steel appliances have been updated, there's tons of storage space, the corner sink makes doing dishes a treat (not really... but at least the view is great), and the bay window nook is great place sit whether you're eating dinner or just hanging out.

Second Floor: The first room at the top of the stairs is your owner's suite. As you step through the double doors, you'll realize this is as much of a retreat as it is a sleeping quarters. The bay windows continue up here to create a perfect reading nook where you feel like you're surrounded by nothing but tree tops and blue skies. Your private bathroom has dual vanities, a jetted tub, steam shower, and separate walk-in closets. It's like spa-day everyday!

The next bedroom we come to has a fun, lively color scheme and its own full bathroom. The two remaining bedrooms share a Jack and Jill bathroom between them.

Basement: The basement has been dug an extra course deeper allowing for extra head room if you want to finish it. Our Sellers use the basement as living space even without fully finishing it. They had a few couches for the video game consoles, they scored and acid stained the concrete by the pool table, and have a work area and laundry room set up on the other side. If you wish to make it a more finished product, there is already a rough-in to add a full bath down there as well.

Exterior: A huge brick patio sits outside the family room doors. There's enough room here for you to host 4th of July parties with comfort. A water feature for your fish sits to one side of the patio with a trellis on the other side. Roast your marshmallows on the patio or drag the fire pit out further in the yard to surround yourself with nature. All of your other subdivision-living friends will be completely jealous.
