Home on Acreage | Sold

3 Bed | 2 Bath | 2,221 SqFt | 5.41 Acres

Why We Love It

1. Slice of Heaven. These 5 wooded acres will be your own little paradise. The builder did a great job carving out the perfect place for the home and the outbuilding so that it feels like the trees grew up around the house instead of the other way around. There are paths carved throughout, giving you plenty areas to play, roam, and relax. The home itself is tucked away and secluded... just like you've always dreamed.

2. The Great Room. Open, beautiful, bright, warm, welcoming... we can use the entire real estate agent handbook to describe this one. The living side of the great room has soaring ceilings, a stacked stone fireplace, and huge windows looking out on your property. The space is open to the kitchen with large area between for your dining table. Finally, a space large enough for a full dining table but comfortable enough that you actually want to use it.

3. Checking Boxes. 5 Wooded Acres ✔️ | Outbuilding ✔️ | One Level Living ✔️ | Open Floor Plan ✔️ | High Ceilings ✔️ | Large Updated Kitchen ✔️ | Gorgeous Owner's Suite ✔️ | Office ✔️ | Basement Rec Room ✔️ | First Floor Laundry & Mudroom ✔️ | Move-In Ready ✔️ | Neutral Paint & Flooring ✔️ | Did I miss anything? Because I am sure I could ✔️ that box too!

What You Need To Know

Front Yard: The driveway winds you back through the woods, and is perfectly manicured along the way. You pull up to the side load garage, and the walkway leads you to the porch that overlooks a front yard landscaped perfectly by nature!

Entry Level: Step through the front door and you are greeted by high ceilings, a beautiful ceramic tile foyer, and crisp neutral paint with white trim. You will notice all the doors in the home are constructed of six panel solid wood. The door to your right leads you to the lower level. The glass doors to your left open into your office.

This great room fits the title... GREAT! The stacked stone, wood-burning fireplace climbs to the ceiling and is the perfect anchor for this open floor plan. It's a remarkable focal point as the texture and color it brings to the room is simply beautiful. Large picture windows  along the back wall aim to give you an unobstructed view of the outdoors. As much as I hate to mention the cold weather during summer, I have to image this space will take the sting off our Ohio winters. Picture it with me... a mug of hot chocolate, a warm fire, and a fresh blanket of snow falling falling outside those large windows. And... now back to summer.

The great room transitions seamlessly to the huge eat-in dining area. [Seriously... it's huge... they have a table with two leaves and eight chairs!] Working with many buyers, I have found that people would much rather have one combined open space than separate formal dining and living rooms. This is a space they will actually use.

The kitchen is spacious as well. You have plenty of counter space to prepare meals or sit and chat. The tall cabinets add height to the room while giving you extra storage. I am in love with the appliances, especially the double oven. Once you have a double oven, you can forget about going back...seriously!

Let me tell you the story behind the accent wall that has the shelves for pictures. As you can see, this house has been perfectly maintained... you could eat off of the floors. Our Seller hated sticky fingers touching the wall [every. single. time. they went by] so she added this ledge-like shelving to solve the problem... and add so much style to the space. Brilliant, right?!?

Adjacent to the kitchen is a laundry room and a mud room that has great cubbies and a door that leads to the attached garage.

On the other side of the house is your huge owner's suite [with its own sitting area], two other large bedrooms, and a second full bathroom. I can’t wait until you see the awesome closet systems that await you in each bedroom.

Lower Level: Walk down the hardwood stairs and you will be taken aback by the amount of space that you find down here! The light gray walls with white trim make the space feel even larger and brighter. The space is 'mostly' finished as they chose to paint, instead of hide, most of the exterior walls. Knowings what's going on with those foundational walls is never a bad idea.

It should be noted that two of the walls are not necessarily permanent. You could easily remove them without damaging the flooring or the ceiling [carpet runs under them and the ceiling above].

There are several different spaces that are versatile and functional, plus you still have the huge living space to make as an additional family room and a play room. To your right is a room that is currently being used an art studio, the lighting is perfect for that. Just next door is another room that could be used as an office or play room that features a unique pallet wall that adds tons of style and texture to the space.

Down here you will also find a storage room, a very functional capped crawl space for all of your storage needs, access to your HVAC, electric, water softener, and sump pump with battery backup.

Backyard: As I am sitting out here writing, I have seen at least 10 different types of birds. It’s amazing!

Out the kitchen doors is a two tier deck covered by a pergola that has a ceiling fan to help move the air. It is hard for me to paint the picture of these grounds as it may be the most unique piece property I have ever sold. There are paths and trails carved out throughout the 5 acres that lead you to different areas; a small fire pit, a jungle gym and trampoline (that can stay), even a perfect spot for a club house with electric. Keep going back and there is an above ground pool to cool off on the hot summer days and a path that eventually lead out of the trees to where a farmer's land begins. In this flat area, they have a large fire pit for their burn pile.

Outbuilding: There is a 44' x 40' outbuilding with great ventilation and a large air compressor (that stays). This space is huge and has loft areas that will work great for storage! Need to park a larger vehicle? This is your place.

This home is located in the popular Teays Valley School District.
