Grove City Town Center | SOLD

SOLD: $199,000 | Listed: $189,900

 3 Bed | 1½ Bath | 1,764 SqFt

Why We Love It

1. Character. Built in 1940, this home has been updated and well cared for but still maintains that original charm. Stained wood trim/doors/floors with a special patina that only comes with time, glass knobs on the doors, and windows with mullion grids and storms are just the tip of the iceberg when it comes to this home's original character.

2. Location. Located just a short walk from Grove City's historic Town Center, you can eatshopdrink, and enjoy the local events all year long. Not to mention all the future activity that will come with the completion of the new library and lumberyard apartments. If we can offer a bit of advice... block off a weekend in September every year because you will be expected to host all your friends for Arts in the Alley (we're probably stopping by too).

3. Backyard. This patio is a perfect place to sit back and enjoy the beautiful scenery. Flowers are blooming everywhere and lucky for you... many of them are perennials. With a very manageable amount of lawn to mow, you can spend more of your time sipping lemonade and catching up on your reading. Also, a new fence was installed in 2015.

What You Need To Know

The curb appeal of this home is off the charts and if you've walked or driven past it over the years, you know that it has been meticulously cared for over a long time. The landscaping is clean and manicured and you can admire it from your covered front porch. After all, isn't part of the attraction to these older homes the idea of taking a moment to relax on your porch swing?

First Floor: When you enter the home, the living room is to your right. You'll immediately notice the charm; the wood trim is wider, the wrought iron seasoned, and those glass door knobs are the perfect jewelry. This room is large, has a fireplace, and thanks to the addition in the back, the original dining room can be used as extra living space.

The room to the left is currently set up as a den with custom library shelving. It's the perfect home office and a great area if you want some alone time to get a project completed. There is also an adjacent half bath that serves the entry level.

Passing back thru the living room, you see the dining area. This space - and the adjoining family room space - were added to the home in 1999. There are six large windows across the back of the home providing great views of the beautiful patio and flower gardens. This entire back half of the home is very flexible and can suit your preferences.

The kitchen has been updated but maintains that original style. It features granite counter tops, stainless steel appliances, and an attractive back splash. The original wood cabinets have a decorative rail above them to display your favorite antique items. If you're an aspiring chef who prefers a large kitchen, you have plenty of space to expand.

Second Floor: Upstairs, you find 3 bedrooms and a full bathroom. The bathroom has been updated with a ceramic tile floor and tub surround, newer vanity and light fixtures, and even a separate makeup desk.

The master bedroom ceiling features custom wood trim and closed soffit lighting while the remaining two bedrooms show off the original wood flooring. The hall linen closet is huge and has adjustable shelves.

Backyard: Going out back, you will see the patio is a perfect place to sit back and enjoy the scenery. The patio is actually rather large but has an intimate feel thanks to the beautiful landscaping. A concrete sidewalk leads to the 2 car garage with additional parking next to it.

Upgrades: Family room and dining room addition 1999, Siding 2012, House and garage roof (25 yr) 1997, Fence 2015, Chimney rebuild 2009, Triple track storm windows downstairs 2006, Chimney re-flashed and fireplace inspected 2015, Garage door 2001, Storm doors 2010, Kitchen upgrade - Granite & appliances 2011, Furnace 1999, Hot water heater 2013.
