Why We Love It

1. Finished Basement. Being able to use this recently finished basement for the rec room or family room really opens up options for the rest of the home. If you choose to bring the big TV down here, you can use the living room as more of a sitting and gathering spot - plus it's already wired for HDMI and speakers. If you want to use the basement for a play room or rec room, you can use the other side of the first floor as a formal dining room, den, or another living room. The extra space down here takes the usable square footage up to around 2,260 square feet, making this one of the largest homes on the market for this price range. If you could use a little more space... come quick.

2. Kitchen. Tile floors, granite counter tops, slate back splash, stainless appliances, and a separate bar area with wine rack; all features that highlight almost everyone's wish list. The galley style kitchen leaves more room for the eat-in area and creates a perfect flow from the living room - to the table - to the patio. It's great for those indoor/outdoor gatherings.

3. Location. Walk to The Big Splash, Brookpark Middle School, or Richard Avenue Elementary School. Run out of milk? Walk to UDF for fresh gallon. Want to surprise everyone with fresh donuts for breakfast? Jolly Pirate is 3 minutes away *and since you're already there, I'll have a jelly-filled and a large black coffee. The neighborhood is great for evening walks and we even love the lot location of this home. Being situated on the corner gives you a large side yard - already fenced and has a fire pit - and a private patio area in the short, but wide, back of the home. Both spaces are very usable and have an intimate feel about them.

What You Need To Know

The first thing you need to know is that this isn't actually a barn. The architectural style of the home's exterior resembles the shape of a barn. Yes, I know this seems like a rather obvious thing to point out... but you never can be too sure. That said, if you're lucky enough to become the next owner of this home, you'll have a snappy comeback the next time someone asks you if you were "born in a barn". Now if that's not enough to convince you to submit your offer, then here are a few more details:

First Floor: To the left of the beautiful volute staircase is the living room. Hardwood floors and a large brick fireplace immediately set the tone for the rest of the home. The space is big enough to handle the large couches of these owners without feeling crowded and makes for a great sitting area.

The room opens into the kitchen we detailed earlier. There are lots of upgrades in this space and there should be plenty of elbow room around your kitchen table. The galley kitchen is very efficient and the extra cabinets/wine rack on the other side of the room provides tons of storage for your nonessential kitchen appliances. If you skipped over the list of kitchen upgrades we mentioned above, be sure to go back and check it out. Kitchens like this don't usually pop up in the price range.

To the right of that gorgeous staircase (are you picking up on our affinity for the stairs?) is a very flexible space. This room could be used as a formal dining room, den, family room, or the play room as these owners do. A full bathroom sits off the back of the space.

Second Floor: Upstairs is where you'll find all 4 bedrooms (most of them pretty large) and the other full bathroom that features a double vanity. The closets up here are large, especially the one located in the hallway... or as these owners jokingly call it: the mother-in-law closet. They've found the extra storage up here to be very handy.

Basement: This level is probably the biggest difference maker of the home. It's a large, open room that can accommodate many different uses and furniture arrangements. It's currently being used as both a media room and an office... and there is still room to spare. The media half of the room has been pre-wired for your TV and speakers. Your decision on how to use this space will give you options on how to use the other living areas of the first floor. The other half of the basement houses the utilities and provides more storage.

Outside: The sliding glass doors of the kitchen lead out to the private patio area. We love how intimate this space is and it's actually pretty large. It leads to the other fenced area of the yard off to the side where you can enjoy your s'mores and then go work off the sugar rush with some play time on the swing set.
