Why We Love It
1. Family Room. I keep wanting to say this 16' x 20' family room got a bump-out when they built it... but it's more like a bump-in with the way it's laid out. This reversal of a normal bump-out creates a cozy nook for your furniture placement and lets you enjoy the view of the fireplace from the kitchen. The room is huge so you can buy that big sectional you've been wanting and the sight lines allow you to see into the kitchen and out on to the deck.
2. Updates. You're going to have to find a different way to get your fuel perks because buying lots of Home Depot gift cards isn't in your future here. These owners have made a TON of upgrades since moving in. The list includes: roof, furnace, air conditioner, 2 hot water tanks, Bella Brazilian hardwood floors, stainless steel appliances, tile floors, granite floors, light fixtures, ceiling fans, and three gorgeous bathrooms with Corian surfaces. Even that natural exterior that you love got some recent cleaning, repairs, and painting.
3. Owner's Suite. Ahh... your sanctuary. When there is too much hustle and bustle down stairs, you can relax knowing this space awaits you with double doors to shut out the excess noise. Vaulted ceilings give it an airy feel and wait until you see your private bathroom. Custom touches with the cabinetry, lots of Corian surfaces, and a ceramic tile floor remind you that this room was shown extra attention. Off the side of the bathroom is your not-so-typical walk-in closet; a set of double windows light a space so large that it has a bench, tons of storage, and enough room for our Mrs. Seller's makeup vanity.
What You Need To Know
Built by M/I Schottenstein Homes in 1991 with a timeless exterior architecture, this Tudor style home is the definition of curb appeal from its stone/stucco/timber exterior down to the well manicured landscaping and concrete driveway. But if you don't feel comfortable giving your visitors directions by saying "we're the gorgeous Tudor of Grovepark", you can tell them "just look for the stone mailbox"... they won't be able to miss it either way.
First Floor: This is a traditional floor plan with large rooms. You enter into the 2- story foyer with a half bath on your right and the formal living room to your left. The living room is large enough to be flexible to today's style of living. This space could be used as a sitting room, office, media room, or if you're like me... turn it into a kid's play area so you're stepping on Legos in the family room. Whatever you use it for, it will likely be a great space thanks to the crown molding and built-in bench at the bay windows. The crown molding is joined by chair rail in the adjacent formal dining room. We've often seen this space used as an office as well.
Next we step into the kitchen with its beautiful Brazilian cherry hardwood floors, stainless steel appliances, and tile back splash. The peninsula has enough room to add a few bar stools for seating or you can just go really big with the kitchen table in the eat-in area. Like the rest of the home, these spaces have updated light fixtures and large windows. The washer and dryer are located off to the side in a room complete with a laundry chute.
The kitchen is open to the huge "bumped-in" family room we bragged about earlier. This is the room that gets the most use in day to day life so it just makes sense that it's the largest and best laid out room. You've got a few options on how to position you furniture here, but these homeowners really hit the nail on the head. The sitting area feels cozy and tucked away but you have complete sight lines to the rest of this side of the house... and the back yard. Not to mention being able to enjoy a warm fire on our cold winter nights.
Second Floor: Upstairs you have all 4 bedrooms, including an owner's suite/nursery feature. Your master has 2 sets of double doors; one into the room and one into the adjacent bedroom. This feature was added for homeowners with babies so there was quick access into the nursery in the middle of the night. When the little ones get older, you can just shut the doors and use them as wall... or keep them open/take the off and create a sitting area in your bedroom.
We already gushed about your private bathroom, but it's not like the other people in the house are getting the short end of the stick. The second full bathroom located up here got a complete upgrade as well; Corian, fixtures, lighting, and granite floors. Yep... granite floors. They're gorgeous too.
Basement: This full basement is laid out in a way that allows for maximum usage. The (2 year old) furnace and (brand new) hot water tanks are located under the stairs so you can finish a larger area if you need a rec room or something. The space fit these owners better unfinished so they could work out, have plenty of storage, and get in some batting practice when it got cold outside (don't worry... they hit off a tee and into a net).
Backyard: A large deck awaits you out the family room French doors. Bring your party out here when the weather cooperates because your deck is wired for speakers and your yard is big enough for multiple games of cornhole, backyard Jenga, and a Slip-N-Slide all at the same time. And don't worry about cluttering up your garage with all those fun games because you'll have plenty of room in your shed.
Location: Our homeowners are really going to miss all of the summer days they spent walking over to Gantz Park. Farmbrook also has a very convenient central location that allows you head out for shopping and dining or hop on either the I-71 or 270 ramps within minutes.
