4356 Edgarton Dr, Grove City, OH 43123 -- SOLD

$274,900 | 3 Bed | 2½ Bath | 3,756 SqFt | MLS# 215013885

Why We Love It

1. 3,756 Sq. Ft. You read that correctly… three thousand, seven hundred, fifty-six square feet. This is the 5-level split floor plan that everyone loves but this one has been eating its Wheaties. With multiple large spaces to choose from - great room, kitchen, rec room, dining room, loft, patio - your family and friends will always have a little extra elbow room.

2. The Owner's Suite. If I lived here, you'd never get me out of this room! Just like everything else in this home, the owner's suite does not disappoint. It's not often that you see a master bathroom like this: 2 separate vanities, an elevated pedestal soaking tub, HUGE walk in closet and a bonus room off the back. This room would make a perfect nursery, office, yoga sanctuary, leave-me-alone-I've-got-wine-and-a-book room…etc.

3. The Yard. One of the largest lots in all of Hoover Park or Holton Run, this sprawling yard grants enough space for a wiffle ball game or volleyball match and because it's fenced in, the dog can run all day. A mature landscape is on its way because most of these trees and plants were put in years ago.

What You Need To Know

Let's start with the Location! Location! Location! of the home. Situated near the back of the neighborhood among the Homewood/Trinity new builds priced up to $305k, this is one of the best lots in the subdivision. The home sits on a large, fenced lot… and oh yeah, the walking path and pond are right down the street!

In my opinion, this is Grove City's best floor plan. This sprawling 5 Level Split in Hoover Park/Holton Run gives you all of the space you have ever wanted or needed… and all for under $75/square foot! This 5 Level Split offers a more diverse look than a traditional two-story home. As you walk in, a two-story entrance greets you and your formal dining room – complete with tray ceiling – is to your left, with the first floor laundry and a half bath to your right. You will notice right away, that there is 3700 square foot of new flooring; that's a lot of 15mm laminate and carpeting.

This house would be so much fun to decorate. Would you choose contemporary, rustic, or traditional? The home lends to whatever your taste will be. Because the flooring has been updated for you, the only money you have to spend is on your furnishings and decorating. Put your Pinterest and Houzz apps to work for you.

The first floor offers a massive Great Room with an additional 6 ft bump out. The log/gas fireplace serves as the focal point of the room. The kitchen features upgraded counter tops, ceramic back splash, a large island; tons of cabinet space and a huge eat in area with a sliding glass door.

Do you want to go up or down? Ok, we will go up to my favorite room of the house, the Master Suite. It sits on its own level. There is plenty of space for your king size furnishing. After a long day work, you will love unwinding in your own private oasis…your master bath! This tub sits on an elevated pedestal. You will feel like royalty as you let the cares of the world melt away. The Master Suite also features His and her vanities, closets, and a bonus room.

Upstairs you will find an oversized loft that could easily be turned into a 4th bedroom. It has its own walk in closet. You will also find two other bedrooms, a full bath, and the foyer overlook.

Now, on to the lower level…just like everything in this house, this lower level is enormous. A perfect space for a man cave or play room. There is a rough in for another full bath. This space could be easily converted into an in-law suite. There is also a basement for storage.

Another one of my favorite things about the location is the Farmers Market nearby. The owner is great and will even take special Der Duchman orders for you (tell him Kim sent you)! You are also a very short bike ride to Skate America, Eats and Treats, Murfin Field, and Downtown Grove City. This home truly is a special place.

Extra Credit: Roof is 5 years old; home has 35 year transferable structural warranty. Their monthly utilities are approximately: Gas $50, Electric $200, Water $50, and Trash $14.
