Why did a best selling author and nationally recognized marketer tell 50,000 people to start copying us?

Chris Smith is the co-founder of Curaytor and one of the "Four Best Marketers Under 40", according to the American Marketing Association. His book, The Conversion Code, is taught at colleges like Johns Hopkins University and he has been a guest lecturer at NYU.

And if you’re peddling dreams, it’s time to elevate your listing descriptions.  

At my latest Conversion Club workshop, we mentioned a couple of agents who cook up some ridiculously good listing descriptions:

The Parrett Group’s listings are worth checking out. They have a way with words that immerses you in the space they describe. As you read through their listings, you feel like you’re actually there, walking through the home.

Their "Belle of the Ball" listing uses descriptive words like "situated alongside a tranquil stream, with the soothing sound of water creates a calming ambiance that will instantly melt away the stresses of the day," which creates a sense of FOMO (fear of missing out) making the reader feel as if they HAVE to check out the property.

Another great agent to draw inspo from is Vanessa Reilly.

Vanessa uses her witty humor to "pun"ch her prospective buyers right in the funny bone.

In her listing description for an Atlanta property, she goes all in with the puns: "Have u ever wanted to own livestock? No? How about a cash cow?! Mooo-ve over, underperforming real estate investments, because 692 Kirkwood Ave, is ready to milk the competition!".

Even if puns aren’t your cup of tea, you must admit she’s pretty damn clever.

Your listing descriptions aren’t just about beds and baths; it’s about sparking desire. Draw inspiration from listings like those from Domo Realty and The Parrett Group, and take your potential buyers on a journey through words, helping them envision the home of their dreams.
