Why We Love It

1. Front Porch

Without a doubt, my favorite front porch in all of Grove City. How many times have you been driving to Plank's and admired this as you passed? Received a friendly wave from somebody as you walked to Arts in the Alley? Or wished you and your friends could sit here as you listened to Conspiracy play at a Summer Sizzle Concert? Just think of the near-century's worth of conversations and lemonade that has been shared right here... just steps from the beating heart of Grove City. Make no mistake about it, this is Grove City's front porch.

2. Character

This Craftsman-style home was built in 1927 and these current homeowners have made it their mission to restore and preserve this architectural gem. The original hardwood floors, the doors, the trim, and the beautiful fireplace are all in remarkable shape for a home of this age. They all have that certain patina that can only be earned over time.

3. Walkability

Perhaps even more unique than the home itself is its unrivaled location if you're looking to enjoy the ever-growing number of events, shops, restaurants, bars, and business opportunities in the Grove City Town Center. The home and its surrounding neighborhood may still have that quiet, small-town feel but you're just a few steps away from the central hub of Grove City; the intersection of Broadway and Park Street.

What You Need To Know

Pulling up to this home that is located at the corner of Park and 3rd, you're going to notice how deep the lot really is because it is outlined by a low-maintenance split rail fence. There is an open lot next to the home and a canopy of mature trees framing the yard.

Rest for a moment in one of the front porch rocking chairs and imagine how much time you'll be spending here over the years. Think about the generations of people who have sat here watching parades, catching up over a glass of lemonade, or just meeting up before walking to the Farmer's Market together. Now picture yourself in those same moments with your friends and loved ones.

First Floor

When you're done resting on the porch, step inside and you'll arrive in the living room.

Windows surround you, keeping you connected to the outside and filling the room in natural light, which enriches the warm tones of the hardwood floors, trim, and mantle. The room is large and comfortable, and you'll love watching a little TV next to a warm fire here.

Open the glass panel doors and step into the formal dining room next. This is another large room and it can be easily adapted to fit your needs if you don't require space for formal dining. There is a second room (with a closet)  located off the back of the dining room so you could use these spaces for dining, a home office, a playroom, a secondary living space... or even a first-floor bedroom. These two rooms create lots of options for you.

The kitchen can be accessed from either the living room or the dining room. It is a rather nice-sized kitchen for this era and there is a full bathroom found adjacent to it.

Second Floor

If you head upstairs, you'll find three more bedrooms, another full bathroom, and some of the same character and charm that was found downstairs.

You'll especially love the dual closets in the master, the wall sconces in each bedroom, and how bright and clean the bathroom is.

Basement

The basement is large, open, and in good condition.

The washer and dryer are located down here and there is even a side door that leads directly outside as well.

Exterior

We talked about the front porch already but there is also a small covered back porch that leads out to the patio and garage.

You'll find plenty of shade while you sit outside, thanks to the mature trees around the yard.

A brick walkway leads from the main patio to another sitting area in the backyard. This little spot is a great place to sit around a fire at night.

If you're in need of storage space, this property fits the bill because it offers a full two-car garage, plus a second carriage house as well.

But the best part about this home is that the fun is just beginning when you're on your side of the fence. You'll find that new adventures await you each day when you venture into the nearby Town Center.
