Why We Love It

1. The Price is Right

If you have been in the market for a home for the last few months, I don’t have to tell you that finding something under $150,000 can be a challenge. A home priced like this might have you doing a doubletake but I assure you, your eyes are not playing tricks on you. I actually looked right before I wrote this and currently in this area, I could find exactly ZERO homes available under $130,000.

2. A Little Assurance

Even with the furnace and air conditioner being just three years old - and the hot water tank just six months old - you will sleep better at night knowing a home warranty is in place. The current owners made sure in advance to have a warranty in place that will transfer to the buyer at the time of closing.  This warranty offers coverage for 1 year.

3. Community

This neighborhood is loved by many for its sense of close-knit community it offers. Neighbors know each other because in this community you have the opportunity to get out and meet people. You are within walking distance to the elementary school, stores, and restaurants but give yourself extra time to stop and chat with your new neighbors. Plus, you can be in downtown Columbus in less than 15 minutes.

What You Need To Know

In the 1940s a man by the name of Murray Lincoln had a vision; he wanted to create a suburban “village" in Columbus, Ohio. By 1955 Lincoln Village started to come to life.

Still today in 2020, Lincoln Village embodies that vision, offering the original goals of this planned community with schools, churches, and shopping centers within walking distance. Lincoln Village offers walkable destinations in a close-knit community but still only a 15-minute drive into downtown Columbus.

This particular home, with its timeless brick exterior, became a part of this planned community in 1962. It’s a 2-minute walk to West Broad St. where you will find shopping and restaurants. Personally, I would be just fine with being able to walk to Roosters for dinner! You are also only 5 minutes walking or 2 minutes driving to Stiles Elementary.

First Floor

Step inside to the cozy living room. You’ll notice the large window that welcomes in natural light. The living room offers space for you to have options for your TV placement, depending on your choice of furniture.

Two storage closets can be found in this room; one is designed as a coat closet and the other one is a larger versatile storage area.

Straight ahead, the home opens into the kitchen where the custom-built cherry cabinets will catch your eye right away. The kitchen is even large enough for you to add an island for extra seating and counter space.

There is a large eat-in space that really feels more like a dining room. There is so much flexibility and room to get creative and truly make this space your own.

Down a hallway past the living room are three nice-size bedrooms and a full bathroom.

You will also notice your laundry area conveniently located here... so no more excuses about putting off the laundry when it’s only steps away and there are no stairs to lug baskets up and down.

Exterior

Step out onto the covered patio. This is the perfect spot for grilling out or just relaxing in the shade.

The backyard is fenced and you will also find a storage shed ready to hold all the yard tools or store patio furniture in the colder months.
