SHOWING REQUEST

3995 Broadway, Suite 200, Grove City, OH 43123
(Rear of building)

1. The Step Between

There's a moment every food business hits: you've outgrown your home kitchen, but you're not ready to build out your own commercial space. Grove City Kitchen exists for that moment. It's a licensed, ODA-approved production kitchen where you can operate legally, scale at your own pace, and figure out what's next without overcommitting.

2. Equipped to Go

Most shared kitchens make you bring your own equipment. This one doesn't. A commercial convection oven, full-size refrigerator, new 6-burner gas range with oven, 12-foot hood with Ansul fire suppression, and a full 3-compartment sink setup are already here and ready. Bring your ingredients, not your capital.

3. Start With a Day

Choose the plan that fits where you are right now. You can choose your day(s) of the week and pay accordingly:

1-day/week = $650/mo | 2-days/week = $1,300/mo | 3-days/week = $1,950/mo | 4-days/week = $2,600/mo

When you're ready for full-time use, you can even sign a 5-year lease for $2,950/mo and have the kitchen to yourself.

It's less than most commercial spaces that don't include any equipment... and you can scale your overhead as you scale your business.

4. The Stuff You Don't Want to Deal With

Running a food business is hard enough without managing a building. Water, sewer, trash, internet, and pest control are all covered. So is the ongoing maintenance — hood cleaning, Ansul servicing, grease trap disposal. You focus on production. The landlord handles the rest.

5. A Broadway Address

This isn't a warehouse kitchen tucked inside of an industrial park. It's in downtown Grove City — a real address in a real community. The kitchen entrance is at the rear of the building, steps from the free city parking lot where the Grove City Farmers Market sets up every Saturday from May through September. You prep inside. You sell outside. Same lot.

6. Help Along the Way

Starting a new food business means navigating licensing, packaging requirements, and a lot of questions you didn't know you'd have. The landlord has been through it and is available to help you work through the process. And if you have the drive to help other aspiring owners like yourself, there's even an option to purchase the Grove City Kitchen business outright, including all equipment and existing tenant relationships.

MLS Remarks

You've looked at the options. Shared kitchens where you're fighting for time slots. Ghost kitchen factories where you bring your own equipment and hope for the best. Industrial spaces that need a full buildout before you can turn on a burner. And then there's this — a fully equipped, ODA-approved commercial kitchen in downtown Grove City, ready for production the day you get the keys.

Grove City Kitchen is 660 sq ft of purpose-built workspace: 12-foot hood with Ansul fire suppression, commercial convection oven, 6-burner gas range with oven, full-size commercial refrigerator, 3-compartment sink, hand sink, prep sink, mop sink, and dedicated restroom. Two HVAC units provide 7 tons of capacity. 200-amp electric service. Gas connections under the hood. Grease trap. Hot water system. The infrastructure is done — you bring your ingredients, not your contractor.

Lease options flex with your business. One dedicated day per week is $650/month. Two days: $1,300. Three: $1,950. Four: $2,600. Full-time exclusive use is $2,950/month on a 5-year lease. Water, trash, internet, pest control, hood cleaning, Ansul servicing, and grease disposal are covered by the landlord. Tenant pays gas, electric, and routine service obligations.

The kitchen entrance is at the rear of 3995 Broadway with direct access to the free city parking lot — the same lot where the Grove City Farmers Market runs every Saturday, May through September. Downtown location. Real address. Minutes to I-270 and I-71.

Production only — no retail, no dining. Ideal for bakers, caterers, food producers, meal prep businesses, or anyone ready for licensed commercial operation. The landlord can help navigate packaging and licensing. And for operators who want to own the whole thing, the Grove City Kitchen business is available for purchase — equipment, brand, and tenant relationships included.
