Acreage in Grove City Ohio

Why We Love It

Big Darby Backyard

Nationally recognized as a Scenic River, this is nature at its best. From your own property, you can launch a kayak and bounce along a few rapids for fun or grab your canoe and fishing pole for a couple of peaceful hours on the water. My late father was an avid fisherman and he always said there was nothing better than fishing for smallmouth bass on the Big Darby. And while you're floating down the creek, be sure to say hello to your neighbors Timmy Turtle, Beaver Ben, Dolly Deer, and the more than 100 species of birds.

Custom Finishes

These sellers are in the home remodeling business and it really shows; white oak floors that are so beautiful with thick white trim, custom cabinets in the kitchen that are as nice as any I have seen, and just wait until you see the built-in bookshelves and bay window bench in the dining room!

ATV in the City

Nothing beats all the sounds and feels of riding an ATV through the woods... the hum of the motor, the rush of adrenalin, and the sight of trees all around you. Well, maybe one thing could make it better... you don't have to drive 2 hours for these ATV trails, you will have 3 acres of woods all to yourself right out your backdoor!

What You Need To Know

I can’t tell you how many buyers have said to me that they want a move-in ready home, with acreage and woods, that is still very close to the city.

Well, no more excuses... because I checked every one of those boxes and even checked a few more boxes you didn’t even know you wanted!

These sellers have updated and cared for this home for 26 years. This is where their 4 children (and ALL of their friends) had a childhood they will always remember... and now they're ready to let you make this a gathering place for all of your loved ones! Whether it's an OSU cookout, a fishing tournament, holiday, or any other reason you can find to get together.

Located about 6 minutes from Starbucks on 665, but tucked away far enough from the congestion is this hidden gem.

We work hard to capture every feature of a home, but you really need to come see this one for yourself.

As you pull up you will notice what they call their “Fern Gully”... the shade trees, plants, perineal flowers, and herb gardens have been cultivating for 26 years.

Entry Level

Step in thru the solid wood front door.

You will notice right away that you are not in your typical cookie-cutter, split-level home. You are in a well built -make sense- quality home.

The soothing color scheme, molding, and trim are a theme throughout the home. The white oak hardwood floors are a very nice compliment to these colors.

You arrive in a cozy living room that is anchored by a wood-burning fireplace with a brick feature wall with arched windows on each side. I love it!

Just down the hall, you'll find your first-floor master bedroom and a full bathroom that has been fully remodeled.

Upper Level 1

A few steps up a beautifully treaded staircase is where you'll find a great dining room. This may be one of my favorite space in the entire home. Maybe it's the views out the windows or the built-in bookcases. Or maybe it's the bay window bench or beautiful vaulted ceiling. Whatever it is... it makes a great space. In the corner, there is even plumbing for the future installation of a wet bar, if you like.

Adjacent to the dining space is the fully renovated kitchen. This kitchen is the perfect size... plenty of cooking space, but not too much to clean!

The custom cabinetry was designed specifically for this kitchen and it fills the space flawlessly. You will love the soft-close doors.

The granite counters and tiled backsplash are perfect matches for the shade of these cabinets.

The stainless steel appliance package includes a double oven. I have one myself, and I will NEVER not have one again. It's such a huge help to be able to bake your casserole and dessert at the same time (yes...I do that every day 🤭) [Editor's note: No she doesn't]

This space also features a deep, double basin sink, industrial farmhouse style light fixtures, and additional eat-in space.

From the kitchen, you can step out the sliding glass door in the kitchen to the 3-seasons room. If this were my home, this is where you would find me when I was done kayaking, done working, or done parenting for the day. I would open the windows to feel the breeze and grab a book while I  listen to the soothing Ohio rain. Paradise!

Upper Level 2

Upstairs, a hallway that overlooks the dining room will lead to three more bedrooms and another full bathroom.

All three of the bedrooms are good sized, with wainscoting in each bedroom adding interest.

In the spa-like bathroom, the tile, vanity, mirror, and light fixtures all blend so well that this space (the whole home for that matter) looks like it should be on HGTV!

Lower Level

The basement is the perfect space for any additional living space and storage space you need. You will also find a conveniently sized laundry room. This space is large enough to have a folding station and stash all the clothes you don’t feel like putting away once they are clean :)

Exterior

Your backyard is an absolute paradise. Without a neighbor to be seen, it's like you have your own nature sanctuary.

The time these sellers have taken to manicure these gardens really shows. It is so tranquil and peaceful!

The deck is the perfect spot to keep watch of the hundreds of birds at the bird feeders.

Though most of the land is wooded, there is plenty of space to run or play games of Wiffle ball or volleyball.

The huge pole barn will come in handy for all of your toys such as ATVs, kayaks, mowers, tools, etc. A concrete floor and garage door was just installed. This actually used to be horse stalls so if that is something you wish to do, it can easily be converted back to that. There is plenty of space to do so because you still have a great two-car garage at the house.

Of the 5.14 acres, approximately 3 of them are wooded. There are perfectly cut ATV trails through the land that lead to Big Darby Creek. The creek bed is flat and easily accessible to a really nice part of the creek. You could fish from your own creek bed or wade into the water. I think it would be really cool to build some sort of shelter house or fire pit.

Mechanicals

Roof, HVAC, hot water tank, windows, bladder in septic, and garage doors have all been replaced. None of which are fun to spend money on :) This frees you up to go to ASK Motorsports and get a new ATV!!!
